Price is the most crucial factor to determine before selling your house because if you under-price it, you will suffer loss or other parties may take benefit of the situation.
If you over-price it, your house will be tough to sell and convince the clients at your price will be nearly impossible.
So you must put the right price on your house using the following steps.

Find the price in which land like yours has been sold in your area
Search for any land like yours that have been sold in your area most recently. If you find land precisely like yours, then that will be the current price of your land too, but if you didn’t find similar lands, then search for any recently sold land in your area and compare it with your land to figure out the right price of your land.

Calculate the cost of your house
Since you have the price for your land, now calculate the cost incurred by you to built the house. In case you have not built the house but bought it, deduct the land price of your land at the time you purchased it from your purchase price. And now you have the cost of your house too.

Combine the cost of your house and land, then compare it with similar properties that have been sold recently
Since you have the price of your land and home, compare it with similar properties that have recently been sold in your area, and determine your market rate. Compare the market rate and condition of your home with the price you have come up with and determine the amount of your house around that market value.
