5 Questions to ask yourself before selling your house
1. Is this the right time for selling your house?
You might have your heart set on selling, however, is it the best time for you to do it?
This is the most important question to ask before you decide to sell your house because various factors might affect the price of your house.
Find out how long it’s taking similar properties to sell. What are the average days on the market for properties like yours? If you can see properties like yours are selling relatively quickly, this is a good indication that there is a decent amount of buyer demand in your area, and if not, you should hold on to your house until it picks its price again.
Also, look into the future prospect of your area, see if any development or other projects are going to start in your area. If yes, it might increase the price of your house. If some projects might raise the price of your area, then you should wait for a while, and this is not the right time to sell your house.
2. Is this the right price for your house?
Price is the most crucial factor to determine before selling your house because if you under-price it, you will suffer loss or other parties may take benefit of the situation.
If you over-price it, your house will be tough to sell and convince the clients at your price will be nearly impossible.
So you must put the right price on your house by surveying your area and matching it with the condition of your house, your cost and other factors of your house. Also keep in mind you have to buy another house with the money too.
3. Do I have all the necessary paperwork?
There are various kinds of paperwork necessary for selling your house, so check if you have all of them or not.
Your purja, naksha pass paper, nirman sampanna paper, tax clearance paper, ghar bato sifarish and all other documents provided by your ward are a must if you want to sell your house in Nepal so make sure you have it all.
4. Am I too emotionally involved with the house?
Once you finalize to sell your house, it would be beneficial if you think of yourself as a house seller rather than a house owner and look into it from a financial point of view and put aside the emotional aspect that you have undoubtedly created many memories in.
Instead of being emotionally attached to your house, you should remember how you felt while buying or building this house because most of the buyers will also be emotional too. Now, if you do this, you are not just selling a home, you will be selling a dream for many people and get top money for your house.
5. Is my house ready for sale?
Many people want to sell their house as it is and will not try to make it sale-ready. But if you take some time and invest some money to repaint the walls or make it look more clean and attractive or anything you can do to make your house more appealing, the price of your house will go up significantly.
Therefore you can easily make a lot more money than you initially would have, so checking if the house is ready for sale or not is a must.
